  • What are your office hours?

    We are in the office from 9am-5pm Monday through Friday.
  • When should I begin looking for a home to rent?

    Typically most of our properties are available within the next 30-90 days.
  • How do I see inside a home that I’m interested in?

    Call your agent if you're working with one and have them schedule an appointment. If you're not working with an agent call the number on the listing.
  • How long are your leases?

    Typically one year but that are negotiable and vary by property depending on what the owner wants. Most owners do not want leases to end during the months October-April.
  • Does my application take the home off the market?

    The property is not taken off the market until a lease is fully executed (signed by you and the owner) and a deposit is paid.
  • How do I pay rent?

    You can pay rent online here using your checking account information or credit card. There is no charge when using your checking account but there is an additional fee if you use a credit card.
  • What if I want to paint?

    Get permission from your property manager in writing. The rules regarding every property and owner vary and while some owners are fine with you painting others are not and will charge your deposit to paint it back when you move. Most owners prefer light and neutral colors.
  • Do you have an option other than a security deposit?

    For properties in the City of Chicago, tenants purchase surety bonds instead of paying a traditional deposit.
  • How do I see inside a home that I’m interested in?

    Call your agent if you're working with one and have them schedule an appointment. If you're not working with an agent call the number on the listing.
  • Do I need renters insurance?

    Yes. At the minimum liability insurance is required for you to rent any of the properties we manage. You can purchase insurance through us at the cost of $9.50 per month if you choose. Please ask your Leasing Coordinator about this when you sign the lease.
  • What if I have some concerns about the home I’m interested in?

    This should be brought up before submitting an application if the things you want done are a condition of you leasing the property. Depending on the issues the owner may or may not agree to change or fix.
  • Do you accept pets?

    Every property and community is different. Please ask.
  • Do pets cost extra?

    There is a $250 refundable deposit for suburb properties or a $175 non-refundable fee for properties in the City of Chicago. With most of our properties there is no additional monthly pet rent.
  • How many pets are allowed?

    If pets are allowed then the maximum amount is two per property. Some properties will only allow one. There may also be breed and/or weight restrictions.
  • What happens if I do not disclose a pet?

    You can be evicted for violating your lease.
  • Who do I call to take care of maintenance and repairs?
